The Full Picture
of This Industry
Most appraisers know one side of this business. Vaughn knows all of them. Before earning his certification, Vaughn worked inside an established appraisal firm in multiple roles — managing the appraiser panel, working the appraisal desk assigning orders, and bringing sales experience to client relationships. That breadth of exposure is rare, and it shapes how Vaughn Valuation operates every day.
Working on the desk means Vaughn has personally felt the downstream impact of a missed turn time or a slow revision response. He knows what it costs a lender when an order stalls, and what it costs an AMC when a report comes back needing work. That institutional perspective isn't something you get from appraisal school — it comes from doing the job on both sides of the transaction.
After moving into the field as a trainee, Vaughn built a reputation for taking on complex, luxury, and waterfront assignments that others passed on — and for responding to revision requests quickly and without friction. Last year, Vaughn led his firm in production, a result of consistent quality, reliable turn times, and a client-first approach to every engagement.
Now with Vaughn Valuation, that same standard applies independently — with the added flexibility to serve lenders, AMCs, and private clients across North Texas and the Texoma region with the attention and accountability each engagement deserves.
Outside of work, Vaughn is a former Division II collegiate swimmer — a background that instilled the discipline and consistency that define how he approaches his work. He and his wife are based in the Texoma area.
The Path to Vaughn Valuation
Division II Collegiate Swimmer
Competed at the Division II level — where the discipline of daily high performance, attention to detail, and competing under pressure became instincts. Also where Vaughn met his wife.
Panel Manager, Appraisal Desk & Sales
Joined an established appraisal firm in multiple roles — managing the appraiser panel, working the appraisal desk assigning and coordinating orders, and developing client relationships through sales. This inside view of how lenders and AMCs actually operate is the foundation of how Vaughn Valuation is run today.
Appraisal Trainee
Transitioned from panel management to the field as a trainee appraiser — learning the craft hands-on, working through complex assignments, and building the technical foundation for certification.
Certified Residential Appraiser
Earned state certification as a Certified Residential Appraiser. Quickly developed a reputation for taking on complex, luxury, and waterfront assignments that other appraisers passed on.
Led Firm in Production
In his final year at the firm, Vaughn led all appraisers in production — a result of consistent quality, reliable turn times, and a willingness to handle the most demanding work on the panel.
Founder, Vaughn Valuation
Launched Vaughn Valuation to bring that same standard of excellence independently — serving lenders, AMCs, and private clients across North Texas and the Texoma region with a level of accountability that only comes from ownership.
How Vaughn Works
Uncompromising Accuracy
Every report reflects rigorous research and sound methodology. Getting the number right matters more than getting it done fast.
Takes the Hard Assignments
Luxury, waterfront, complex, unusual — these are the assignments Vaughn accepts where others decline. Difficulty is not a reason to pass.
Delivered on Time. Every Time.
A delivery date is a commitment, not an estimate. Lenders and AMCs build their workflows around that promise.
Institutional Perspective
Having managed an appraiser panel, Vaughn understands exactly what lenders and AMCs need — and built Vaughn Valuation around delivering it.
