Pre-Listing Appraisals
Before you list, you need an accurate number — not an estimate, not an algorithm, and not a guess. A pre-listing appraisal from a certified residential appraiser gives you a defensible, market-supported value so you can price with confidence from day one.
Vaughn can also flag potential FHA or lender compliance issues before they become deal-killers, and verify that your square footage is documented to ANSI Z765 standards — which matters more than most sellers realize.
Why This Matters Before You List
The Cost of Mispricing. Pricing too high is the most common mistake sellers make — and the market penalizes it fast. Showings drop off after the first two weeks. Days on market accumulate. Buyers start wondering what's wrong with the property.
Price reductions signal desperation. A home that sat for 60 days and dropped $25,000 will close for less than one that was priced right and sold in two weeks — even if both end up at the same number on paper.
Square Footage & FHA Compliance. The number on your tax record or Zillow listing may not reflect what a certified appraiser measures. Under ANSI Z765 — the national standard — only above-grade finished space counts as gross living area. Below-grade space, finished basements, and converted areas are classified and valued separately.
If you've added a room, finished a bonus space, or converted a garage since you bought the property, that square footage needs to be verified before you list. A discrepancy found mid-transaction can delay or kill a deal.
FHA financing adds another layer. Certain property conditions — deferred maintenance, missing components, safety issues — must be flagged in FHA appraisals. If your buyer is using FHA financing and the property doesn't meet guidelines, the deal stalls. Vaughn can identify those risks before they become surprises.
